Buying a manufactured home comes with a lot of questions, especially when you are comparing financing, land options, setup needs, customization choices, and delivery logistics. Home Types and Dealership Basics
What is the difference between manufactured and modular homes?
Manufactured homes are built to the federal HUD code and are typically constructed in sections inside a climate-controlled factory before being transported to the home site. Modular homes are built to the same local and state building codes as site-built homes and are assembled on a permanent foundation at the property. Both offer modern layouts and features, but financing, installation, and construction requirements can differ.
Do you sell modular homes?
Not currently, but TN Happy Homes is actively exploring modular and CrossMod® home options and hopes to expand our lineup in the future.
Are you a Clayton Sales Center?
TN Happy Homes is an independent, family-owned retail center that proudly offers Clayton-built homes. Being independent allows us to help customers compare multiple builders, floor plans, and price points in one place.
Financing and Qualification
Do you offer financing?
Yes. TN Happy Homes works with multiple manufactured home financing options and can help guide you through the process. You can learn more on our Financing Resources page.
Can I use my own lender?
In some cases, yes. The lender must be able to finance manufactured homes specifically, including any required construction or land/home loan structure. Many customers choose our lending partners because they specialize in manufactured housing and understand the process from start to finish.
Do I need good credit to buy a manufactured home?
Financing requirements vary depending on the lender, loan type, down payment, land situation, and overall financial profile. Our team can help guide you toward financing options that may fit your situation.
What if I have bad credit or no credit?
Every situation is different, and having challenged or limited credit does not automatically mean you can’t buy a home. TN Happy Homes offers free credit consultations and guidance to help customers understand where they stand and what steps may help improve their financing options.
Can I use my land as a down payment?
Yes, in many cases. Land can sometimes satisfy part or all of what a lender would otherwise require as a down payment if it is owned free and clear or you have enough equity to cover the required amount, is deeded in the borrower’s name, and does not have lien or title issues that would interfere with financing.
Do you help with land/home packages?
Yes. TN Happy Homes can help guide customers who are purchasing both land and home together, depending on the property, lender, and project setup. We’re glad to connect you with a local realtor to help with your search for land.
Can I finance a home if I already own land?
Yes, many buyers finance a manufactured home for land they already own. The property may still need to meet access, utility, septic or sewer, and local placement requirements.
Process, Customization, and Services
How long does the process take from purchase to move-in?
Every project is different, but most homes typically take around 3–6 months from initiating financing to move-in ready status. Timing can vary depending on financing, builder lead times, permits, utility coordination, site preparation, weather, and customization choices.
Can I make changes to the home?
Customization options vary by builder and model. Many homes offer choices in flooring, cabinets, countertops, exterior colors, insulation packages, appliances, and other features. Structural or layout modifications are generally limited to builder-approved options that maintain HUD compliance and engineering standards. Can I use my own subcontractors?
In many cases, yes. Customers may use their own subcontractors as long as they are properly licensed and insured and submit bids for approval before work begins.
What else does TN Happy Homes handle besides the home itself?
TN Happy Homes offers a wide range of turnkey services to help simplify the process. Depending on the project, we may assist with site preparation, utility coordination, septic work, driveways, decks, porches, outbuildings, skirting, grading, and other setup-related improvements.
Can I tour homes in person?
Yes. Many homes are available to view on-site, while others may need to be ordered. Contact us to check current inventory and tour availability.
What is the best next step if I am early in the process?
A good early step is to narrow your budget range, land situation, and preferred home size. Once those are clearer, comparing actual models and pricing becomes much more productive.
Land, Delivery, and Property Questions
Can I place a manufactured home on my land?
In many cases, yes. Homes can often be installed on private land, family land, or approved home sites depending on local requirements, utilities, access, and site conditions. Our team can help review your property and explain what may be needed.
Do you have land for sale?
TN Happy Homes does not currently sell land directly, but we’re happy to connect customers with local real estate professionals who can help with land searches and property opportunities throughout the area. We can also help review whether a property may work well for manufactured home placement and setup.
Where do you deliver?
TN Happy Homes primarily serves customers within approximately 65 miles of Lawrenceburg, Tennessee, including areas throughout Southern Middle Tennessee and North Alabama. You can view many of the communities we serve on our Areas We Serve page.
What costs are not included in the listed home price?
Listed home prices may not include sales tax, site preparation, utility connections, septic or sewer work, skirting, permits, porches, driveways, finance charges, or other property-specific improvements. Final costs can vary depending on the home, land, and setup requirements.
Value and Long-Term Ownership
Do manufactured homes depreciate?
Like most homes, value can depend on factors such as condition, location, market demand, maintenance, and land ownership structure. Homes that remain on their original home site and are properly maintained often hold value much differently than older manufactured homes that have been moved multiple times. In many land/home situations where the home is permanently installed and de-titled, modern manufactured homes may appreciate similarly to other residential properties.
What do your extended warranties cover?
TN Happy Homes includes extended warranty coverage through MHWC and Platinum Advantage warranty programs. Depending on the plan, coverage may include structural components, major systems, appliances, workmanship, and other covered items beyond the standard manufacturer warranty period. Our team can help explain the specific coverage included with your home.
